Meaning of Reversion

As applied to real estate , reversion is said to be where the residue of the estate after the determination of the particular estate, always continues in him who made the particular estate, because the donor or lessor , or their heirs, after every determination of any particular estate expects or look; forward to enjoy the lands or tenement ; again. Thus a lease for a term of year; creates a particular estate, but on the termination of the lease, the land reverts back to the lessor, in whom the residue always vested. A reversion is to be distinguished from a remainder in that the former is the returning of land to the grantor or his heirs after the grant is over, while the latter is the remnant of the whole estate disposed of after a preceding part of the same has been given away. Reversion Alternative Definition

The residue of an estate left in the grantor, to commence in possession after the determination of some particular estate granted out by him. The return of land to the grantor and his heirs after the grant is over. Co. Litt. 142b. The reversion arises by operation of law, and not by deed or will, and it is a vested interest or estate, and in this it differs from a “remainder,” which can never be limited unless by either deed or devise. 2 Bl.
