Meaning of Restrictive Covenants

A covenant which creates something in the nature of a negative easement , requiring for its creation and continuance a dominant and servient tenement as in the case of ordinary easements. It is an equitable interest analogous to a negative easement whereby the use of or enjoyment of certain land is restricted for the benefit of other land and which covenant is binding upon the owner of the land subject to the restriction .
