The definition of Actual waste in the law of the United States, as defined by the lexicographer Arthur Leff in his legal dictionary is:

A form of waste perhaps better named active waste, i.e., wilfully or negligently doing affirmative injury to property (e.g., cutting down trees, leveling buildings) rather than just letting the property run down.
